Method and sources
Condo Approval Watch is a research preview from Olsen Industries LLC. Its 20 metro hubs contain dated FHA condominium-project samples. The proposed expiry-alert service is not operating.
Source and collection
We use HUD's public condominium search, current HRAP/DELRAP approval method, Approved status and Project search. A normal public-form request with an identified research client retrieves the records. There is no account, challenge bypass or access-control workaround.
The sample contains 306 real project records. Data as of 2026-11-04. Each hub gives the exact HUD city filters, the total approved matches reported for those queries, and the number retained. We fetch only the first alphabetical result page, at most 25 records per city query, then sort the retained records by recorded expiry and project ID.
What a metro hub means here
A metro label helps readers find a relevant area; it is not a claim to cover an official metropolitan statistical area or every suburb. Most hubs use one central-city query. The Savannah hub uses Savannah, Pooler and Richmond Hill. HUD city matching can include longer names: a Miami query, for example, can return Miami Beach. Full source addresses remain visible. City-query match counts must not be read as complete metro totals or a count of housing units.
The first page is not a random sample and is not necessarily the metro's earliest expiries. We make no market-share or metro-wide percentage claim. Pooler and Richmond Hill returned no matching approved current-method records; the saved no-match responses have capture dates rather than source-as-of dates. This does not mean no FHA lending is possible there.
Dates and identifiers
Each table separates the HUD approval-status date, recorded expiry and source snapshot date. Sample expiries within 90 days are counted relative to that source date; they do not count down live. Identifiers include the submission/phase so different records are not collapsed. Source links may require a fresh HUD search session.
Limits and exclusions
HUD's older approval method is excluded. Research demonstrated that the current FHA public form also responds from a scheduled-job environment; that does not mean this preview already runs a refresh job or sends alerts. This preview is a dated snapshot.
Research found a public VA condo source. This preview focuses on FHA expiry records and does not include VA data. VA's report has no expiry field: review-completed and request-received dates are not approval expiries. No VA expiry alert is offered. Fannie Mae data is excluded. We publish project-level records, not resident, borrower or personal contact lists.
A project record does not determine eligibility for a particular loan. Status can change, phases or submissions can differ, and lenders apply additional requirements. Check HUD and the lender before relying on a date.
